Hi, I designed this page for Canadians who are interested in buying a second home, investment property or even a primary residence in Arizona.
Having sold Real Estate in Calgary for 10 years, I quickly discovered the vast difference the way property is conveyed here in Arizona and the way people do business in general. The first thing I did was set up a team in the Lending, Escrow and Inspection Services that would work well together. I also understood the importance of the right combination of people working together to achieve a common goal.

Buying property in the United States is very complicated and frustrating especially if you have never done it before. The first thing is to decide on how you will finance your investment. How much you want to borrow and what amount you are going to put down. As an investor outside of the US, most lenders require 30% down. I have a great lender on my team who would love to work with you.
After we find the property you are interested in, we then fill out a contract where many items such as Loan Costs, Home Owners Association Fees (Strata Fees), a Home Warranty, or any of the necessary insurances can be paid by either the Buyer or Seller. Arizona is a Title State, so instead of using Lawyers, we use Title Agencies. Typically we use only one Escrow Officer throughout the whole process. They make sure everything is recorded properly and previous liens are paid off.

After escrow is opened (your earnest money deposited) we then move on to doing a Home Inspection & Wood Infestation report on the property. If both of these meet your satisfaction we can usually close escrow (take possession) 30-45 days after the contract has been accepted.
